Starting

Starting isn’t always as simple as it seems, especially if you’re balancing a project with your day to day job, personal life or other commitments.

If you’re at the beginning of your project, and you aren’t sure where to turn, there are a number of options:

  • See if your project is covered by Permitted Development Rights.
  • Speak to your Local Authority for advice.

Complications

So you have worked out where to begin, but it isn’t as easy as you thought it would be. A planning project usually needs details to accompany the proposals which can massively vary depending on the proposal and the location.

Additional details will likely be required:

  • If your project is located within a special designation area, such as the green belt, a conservation area or is a listed building.
  • If you’re proposing something a little unusual, be it large, different or new.

Refusals

Maybe you have already submitted your planning application but the council have refused the request for planning permission. This doesn’t mean that your project can’t happen, it just means some imagination might be required!

You could:

  • Resubmit the same project addressing the reasons for refusal provided by the council.
  • Think about options for amendments to the project which will allow the council to approve a new application.

Centralised Point for Portfolios

If you have a number of properties, commercial or residential, you might find it improves efficiency to have a centralised point for managing planning applications.

You might find it beneficial to:

  • Designate appropriate resources to manage the planning process regularly.

  • Develop a network of third party consultants to prepare required supporting documents.
